If you can't defend the value and make it make sense neither will a buyer.EVERYTHING comes down to price.Anything will sell for a price.The price doesn't have to be monetary.You can have banks donate property for tax write off etc. to non-profits or the counties and cities etc.So even though a property has nominal value it can still be sold.I hope you didn't get "new agent syndrome" where you are so desperate to get a listing that you cave to the sellers demands.This happens often when bills start piling up and you need a closing.Are you mirroring a high volume broker/agent in your office you can learn from ?

If you find a building that the tenants pay water then that is an 800 per month profit before maintenance.And you can raise the rent here every couple of years and when you do its on four doors so your spread becomes healthy as the years go by.Also, another positive is it will not collapse due to a basement wall caving in.
