Unless you are in the charity business (and I'm betting you're not) what is the point in keeping a tenant that doesn't pay?

"If someone owes you go after it, you're not a charity so don't give money away except to those you want to."

(Duplexes are 400k-600k)Furthermore, the laws where I live treat landlords as if they're charity workers; it is very tenant sided.

That way friends, family, local non profits and charities won't hit you up to "donate" a week, weekend or getaway. 

Meaning, do you expect to sell in 3-5 years, some longer time frame, or hold as part of your legacy to pass onto children, grandchildren, charity etc...All of these things are important considerations to think about before you deploy your resources.

Plus 7k is nice but consider what financial security you could build with 35-47 of those suckers paid free and clear one day to leave to your kids/charity/whatever.

There are stories every year of a new top 50 member of the Forbes list only being found after donating $XX Million to a charity or school.

If you wanna help, give to an appropriate local charity, or the Salvation Army.

Taking away the choice by LL's whether or not they want to participate with the programs is forcing many to turn their profitable "investment" into a non-profit charity.
