You should also try reaching out to your mortgage company and simply tell them the situation and see if they can help, sort of in line with option 2.

Any body you see buying a lot of flooring material introduce your self in ask if they have a business card.

(Although this is a sort of frozen market with substantially less buying activity right now.)

Compare its 70,000 student body to that of Stetson or Rollins with a few thousand and the needs are far less. 

There are all sorts of ways for contractors (or any partner) to hide dollars to minimize the paper profit.

There are lots of organisations that should be able to help her, I'd give her a list of some and leave it up to her to sort out.
