Since you are just graduating college you may already realize that it's not what you know, but who you know (as a personal note, I had college friends that were barely passing their classes however they ended up with really good paying jobs due to "who they knew").

Amazon is currently building a 45,000 SQFT “last mile” distribution center.Smaller projects happening in the area:A new public park and boat launch is being constructed in MalagaThe YMCA is moving to the old PUD building and putting in a $25,000,000 state-of-the-art facility.$2,000,000 is going to improvements to the riverfront park adding playgrounds and splash pads.Since 2022 a feasibility study has been going on for a regional sports complex boasting 16 soccer/football fields, 8 baseball diamonds, 50 meter indoor pool, gym, track, and waterpark.There are several more project revamping old warehouse building turning them into trendy new dining and retail spaces.

That's even more important at these lower price points because these markets will have different challenges you won't see in A or B class markets.Regarding section 8, a lot of investors are leaning toward that because they think it will solve all their problems/risks.

They should also: 1) Be using the BP Calculators, or some similar type of spreadsheet, to show an investor why a particular property is a good investment, as well as supplying sale & rental comparables to justify what they enter in any Calculator or speadsheet.2) Know how the Property Class affects expected performance of a rental.
