It is a great trade organization that lobbies for landlords in our area.

They are a long standing family owned company....VERY solid...great organization, excellent reputation.  

For instance someone informed me that attaining a property with a tax lien could = a great deal.

You might have to use conventional financing (20% down) and organize yourselves into an LLC or S Corp or something similar which will add cost.

Someone blindly following your "advice" as gospel to expand would think that maximum attainable leverage all the time and in every property was the only path to building a portfolio.
