Whats going to happen is you will end up in front of the boards ethics panel, and you will likely end up with fines and turning over your commissions to another agent.

I don't think you will find any servicer who would board this loan without concerns for being fined for compliance issues.I would recommend you just continue to cell service until it's paid down and keep it simple. 

Didn't ACAR give you the instructions on how to log in to your State Board and the National Board of Realtors?

I completely agree that I'll need to have someone on board to give me credibility, and luckily I've found an awesome mentor in my local area who has a lot of experience acquiring out of state properties.

If the property is in queens be sure to check with the zoning board about living the basement, even if it's the owner.  

I have seen several homes that have already been flipped where they boarded up the fireplace area & painted it, etc.

One way to check if medical staff are supplied by a third party company would be to look at traveling nurses advertisements for that small town on a job board such as Indeed or Linkedin.
