Some investors feel that such a small park, both of them does not make economic and ROI sense most of the time.  75 spaces and up, no septic or wells, few POH''s close to an area with a wal-mart within a short drive, and an area that needs affordable housing makes most sense to pursue, and complete due diligence on.

What I don't buy at auction, I buy at Wal Mart. 

Property has Class 1 trout stream, is 15 minutes from Shoprite, Staples, Gold's Gym, Walmart and more. 

I’d fix the blind they are 8.50$ at Walmart bro I’d fix the shower leaking cuz that could mean a humongous water bill or a bad water leak / burst The microwave I’d tell them the last tenant didn’t mind it !...

Though they do not have to pay pet rent or deposits they are liable for damage.It is like minimum wage...you think when Oregon raised the minimum wage that all the big stores (Wal Mart whoever) said oh...ok we will just make less money? 

Basically, if you see it on the floor of your local Wal-Mart, it's probably a good choice because they cater to the same crowd and they know what works. 

Always go to Costco/walmart for cleaning supplies etc.

For lower end stuff, the off-the-shelf Sahara Desert Sand paint from Walmart is cheap and a decent lightish beige.On nicer places with better paint I've used Kilim Beige and Ice Cream, both shades look great.

On rent day I would go to WalMart and a liquor store.
