The model for renting RVs/THs is there but your expenses go way up b/c of management and maintenance on the homes.For our business model, we will be placing two homes on a lot with a big view as vacation rentals (more of duplex than single TH).  

For your own website and instagram footage, get drone shots including the view of and from the house.

My view is there is risk in unpermitted work including getting caught and having to come compliant and/or not being able to rebuild if something happens.  

For someone that's not as conservative, or a different view on the cycle, they might have a different opinion than me on all of this.2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

Mobile homes are viewed as a depreciating asset.

This makes sense because an animal obviously can not be of service to you, if the animal is not actually with you.This means that if someone shows up to initially view the home without their dog, doesn't take their dog with them to work, leaves the dog outside and unattended for hours at a time, or goes out for a night on the town and leaves the dog at home, then it may be the case that the dog no longer qualifies as a service animal under the ADA.

Google street and sat view are only your friends to eliminate property....not to determine what you will buy....I swear up and down to people all the time...go look at what you plan to buy.....don't gamble. 

We try to advise investors not to purchase in over densified projects, there are some developers just trying to maximize profits for them and developing projects that in my point of view are not the best for the long term, it creates what I call nightly rates cannibalisim between owners lowering ROI, it also doesnt work on your favor if you ever want to flip it.
