I did real well dividing acreage and holding and selling a commercial acre in the early 90s.That was the easiest money I ever made.32217, 57,  especially 58, 59 Mandarin Julington Creek is very nice bordering St Johns County Switzerland areas. 32202, 32206, 32208, 32209, are rougher neighborhoods but contains some good deals on homes for the right risk manager. 32204/05 is both part rough and Riverside oretga wealthy with steeets closer to the river having the better property.

Before I wrote any checks, I would want to know both who the debtors were and how the debt originated.As Glen Arnall suggests, it is worth determining under what conditions, specifically number or percentage of units sold, before the developer can turn the HOA over to the non-developer owners.Still, if the debt is legit. $7,000 total debt is only $700 per unit.

I own/manage properties in Riverside and I consider that a pain sometimes...even though it is only an hour away.4) I'm with Jon in that you could consider doing a cash out refi if that is an option.

Not all the leads are winners (the ones I don't control or buy, I refer to others for a referral fee).The crazy thing about this system of marketing is that sometimes you get some really great deals, recently we controlled (not purchased) an awful looking property in poor condition in Glen Burnie Maryland for $80,000 and sold it at our public auction for $118,000 plus $11,800 buyer's premium  ($49,800 within 3 weeks).

There are still many good deals to be found there.Areas such as the East Side, South Buffalo, Black Rock, and Riverside, are a bit challenging.
