I found a Realtor and made some repairs to the Oakland condo based on her suggestions: new LVP floors, new neutral paint (which I did myself), remodeling one of the bathrooms, and hiring a stager.

If there isn't a huge price difference in the remodel I would go with that.

Basic inside outside paint and remodel bathroom and kitchen, some minor electrical and refinish hardwood flooring (hidden under carpet :) ). 

It has 3 bedrooms (1 in the basement), 1.5 baths, finished basement, and it was fully remodeled before placing the tenant. 

Is it beat up or already remodeled?

Getting into our first remodel and wanted to see if any of you out there have "go to" items for fit and finish (floors, carpet, appliances, fixtures, sinks, etc.).  

So I recently purchased another property and have a remodeled inlaw suite I would like to turn in to an air bnb.

I know a lot of my tastes/opinions are not those of the majority so if I remodeled a house to my liking, it wouldn't appeal to as large an audience as it could.

If I spend some money (light kitchen/bathroom remodel, laminate flooring, paint) ARV is around $290k-$300k, confirmed by my agent and myself. 

We have been remodeling it with our own cash and it should be complete in the next couple of months.
