Level of Fit and Finish for Rentals? Go to List?

Getting into our first remodel and wanted to see if any of you out there have "go to" items for fit and finish (floors, carpet, appliances, fixtures, sinks, etc.).  

We want to do a complete tear down and would be renting out a duplex for around $900/BR, most likely to college kids or lower middle/middle class workers in downtown Charleston, SC.  I really don't want to over do it, but also don't want to be a complete cheapskate.  

I know someone out there probably has a template/cost sheet of the exact items they also gravitate toward.  Mind sharing please?  Thank you!
