Questions: 1) Is this company the developer or was control transferred properly to the owners? 

I want to transfer my 1031 exchange property (individual own) to a multi-partner LLC.

Is this a possible asset transfer that will meet the tax requirement of a "like" property?

I did know that the loan they put on the property was transferred from another of their properties when those were sold.  

The note & mortgage was transfered to us, and we started in Foreclousre right away.

I've found an unlisted property that transferred for 23k all cash 5 years ago and is now an abandoned duplex w/ a zestimate of around 105k based on B/B count and sq ft, lot size etc...local etc... no current mtg. listed so I'm scoping it pretty hard as my first wholesale offer...trying to find a realtor that can pull comps for me but since they don't really have any skin in the game nor would they I'm not getting much enthusiasm from so-called Realtor friends that I've had...

What are the logistics of transferring funds, especially if they are coming from a family member from a distance?

Email yourself the results, won't be able to transfer to a spreadsheet I don't believe.  

If you think you will go FHA, Conventional, 203k, etc. and then Quit Claim the property, to a LLC, or a Land Trust you run the risk of the lender discovering a Title Transfer occurred and activating the "Acceleration Clause" or "Due on Sale Clause" that requires the loan to be paid in full, within 'x' number of days.
