I'm talking about a park which currently has a mix of the both.

I have 3 clients willing to buy: they are highly focused on specific buildings (and line) they want, and are watching the market to attack potential distressed owners and grab the best deal.Hope it gives the perspective, even if it's only focused on Miami, that is one of the hottest market nation-wide and some dynamics that are very local (i.e. latin-american buyers buying cash to take $ out of their country) I think a lot of this data for miami is wrong. it's not a buyers market or even close to a buyer''s market. 

@Kathleen Park if you want the tenants to cover, just increase the monthly rent a bit at renewal to cover the cost.

Are trailer park homes good investments?

Does anyone have recommendations to give for local or national debt collection service that is trustworthy - plenty of crappy ones out there?

It's a 900sq ft 2/2 unit with 1 parking spot that is approximately 40 yrs. old, ina  100 unit building.

I am going to do a similar one on the mobile home park I bought in October to lay out all the numbers for the last 12 months. 

Other notes:It has been grandfathered in as a mobile home park.
