The outcome was great.. they secured a mid-century home with a rental unit that offered both a comfortable living space and a reliable income stream.On a personal note, a friend of mine made a bold move and purchased in a slightly less popular area.

Are 1-bedroom units more popular than studios or 2-bedrooms?

I'm on the Board of Directors of the Rental Owners Association of Lane County (over 1,300+ members representing over 20,000 rental units!). 

While $300K may not yield high returns in your market AND presumably limit you to smaller deals with less doors/units, the same amount could align you with a group of investors purchasing dozens of units elsewhere.

Appfolio is much better but you need at least 50 units.

If you don't see result they provide more assistance to ensure your units are profitable.

We have located a good parcel of land at a fair price, only issue is it's currently zoned for residential and we are planning to develop a small, 8-unit apartment on it.
