You're solid, but go any more east or south or both and I'd avoid.

Just like any vacation spot, some are looking for deals, some want an experience and some want location..Just think Vegas, you can stay off strip and Uber in or stay at the Bellagio and be in the middle of it all with high end everything.

Olde Towne East, close to the CBD.

I work with hundreds of investors from CA that prefer single family homes in the middle/southern part of the country because the price points are easier and the laws are landlord friendly.

Other middle Tennessee areas that we are trying to get into will meet their criteria.I do have some DSCR questions if you are pretty familiar with them.

Anyone having more info on East TN would be greatly appreciated.

Additionally, I aim to build my network and finding other investors, property managers, agents, and wholesalers in middle Tennessee or other areas in which I might one day invest.

Utilities have been pretty finicky so I finally have everyone moved to a flat fee, which not being on a flat fee caused some hairs to raise with the middle tenant. 

A few days ago, I bought a really cheap property in a semirural lower-middle class, but generally safe area.
