Go to local real estate clubs and develop relationships and get the investors on your email list and to follow you on instagram and fb.

On Instagram you can learn from Steve Trang, PacejMorby (he offers free ride-a-longs and a "Sunday Service" call-in show on IG), flip2freedom and therealmaxwell (Max Maxwell isn't local tho).So many more resources out there to help you get your footing.

I try to maintain my Instagram and Facebook accounts active to let people know whether the room is available.
