I cleaned it up, took pictures, posted it for sale, fully expecting to use Section 121, as recommended all over this forum, instead of doing a Section 1031 exchange, which I had originally planned to do before asking about the Section 121 law on this forum!!

Granted, I do have great pictures of the property when its vacant, so I was wondering if I could just use those, clean up, and have the property ready for the new tenant to move in within the same month that the current tenant leaves... all without ever showing it in person before-hand.

In fact, the judge may be far more lenient to the tenant.I never charge something against a deposit unless I have visual proof (pictures, video, documents) to back my claim.

My only issue is the owner doesnt want to share pictures of the inside of the home due to their own personal feelings about how the house " looks" wants to sell as is inlcuding leaving everything in the house.

I don't believe they currently have facial recognition, but that doesn't really help you unless the same person keeps breaking in.Attached is a picture from right now looking at some of our cameras.

I have found the properties on Zillow or from private sources, but have run the analysis on BiggerPockets and have double checked it against the "Find Deals" tool.
