Just need to find what works for you and them Thanks so much for the response, you gave me a good sanity check.It's not that I dont want the house to be in a trust (the current owner is putting it in a trust regardless, which i agree is very smart) i just want to make sure they feel "taken care of" financially instead of making a donation. 

In lieu of flowers, please consider a donation to Metropolitan Ministries or a charity of your choice.

Now they are at the point of donating there 4 plexs in Vegas to their charitable foundation..

At closing there is nothing wrong if the real estate agent offers to buy you dinner, and after you finish dinner, the agent said I like to donate $1000 to your son's birthday party.

If my own brother, immediate family, or close friends came to me calling for help because of this situation and they are otherwise hard working individuals I would help them with little hesitation if I had the means to do so for the situation.I donate money to causes that I care about for charity.

Then that money is put thru the "Double the Donation."

In some areas, you can donate the house to fire dept for training/burning.

A) Itemized deductions is not only mortgage interest but also real estate taxes, charitable donations, medical expenses, etc.B) mortgage interest and real estate taxes, as it relates to itemized deductions, is only on the personal residence side of a house-hack.Therefore, it needs to be prorated.C) if you buy at the end of the year, your mortgage interest / RE taxes will be small since it will be only 1-2 months worthYou will most likely take the standard deduction for 2022
