I'd also explain what your pre-screening process is - that they already qualify so there won't be a ton of traffic, and the the criminal screening is complete.  

I have a clause in my lease that states criminal activity is grounds for eviction and does not require conviction in court.

Have solved two criminal cases and caught the garbage man dumping out a television onto the ground and leaving it.  

I own rental property and that is absolutely criminal!  

This time when I chose the tenant I followed the screening process carefully, looked into their past (criminal and credit), reviewed as much about their lives as possible.

No criminal background or activity.  

Their criminal records?

For example, landlords  focusing on Section 8, low income or students (without much credit history)  may lean off the credit (which is likely to be lower/nonexistant and use the cosigner and focus on government portion of check) but focus more on another ingredient, like criminal background and rental history. 

Since I'm not a criminal and don't associate with them either, this now had me extremely curious.  

The only extra thing I pay for when I run  applications $15 per app is not bad when considering I am pulling rent bureau information as well as full credit, criminal, and tenant performance.
