I wouldn't think they would require a redo for work that is readily visible, but it seems like your inspector is on the extreme end.Try asking for forgiveness first since it is a trivial amount of work with low complexity/skill required.

If you try to claim that you own the property as the owner of the LLC who also personally owns the property the court can pierce the veil.All of this being said, the only time I've heard people running into this issue is with professional tenants who intentionally try to work the system.

Regarding eviction court, usually the judge will just go off of what's in the lease when listening to cases.
