The "Tenant" lady was actually very squared away, prior navy, good credit, no criminal background, no evictions, had a great career and income.

I am interested in what your routine is and why it helps with your success.4:00 - wake up4:15 - coffee made4:30 - read and post in bigger pockets for 30 minutes5:00 - Conduct market research for 30 minutes5:30 - Check personal emails6:00 - Hygiene6:15 - leave for the gym (listening to BP Podcast along the way)7:00 - workout for 1 hour8:00 - Shower8:30 - relax for 30 minutes before starting the day job (Navy)9:00 - begin work.What really ended up happening on the first day:4:00 -  hit snooze4:09 - hit snooze again4:18 - awake and lie to myself for 5 hours9:00 - start work with less sleep and in no better shape than I did the day before.I obviously plan to make this much better and to actually follow the routine.

She does Brazilian Jui Jitsu, gymnastics, Mandarin classes, violin, piano, singing, art (she’s won money in that already) and of course general school homework,  so I don’t want to burn her out.

I am a US Navy Active Submariner.I'm looking to ramp up my investing career (currently own 2 buy and holds, 1 with a VA Loan) by jumping into apartment building repositioning.

I got out of the Navy in 2013 and went straight into pharmaceutical sales.

I'm currently in the Navy right now, so I can apply for the VA Loan.

OK so my question today, I will be moving to co springs soon I just got out of the navy and am going to college while bunking it with my family.

The area (and subsequently prices) is certainly depressed having lost any major shopping and a large car dealership years ago, but the base will still produce a decent tenant who wants to live in a nice home close to work.If you have to travel to the Pentagon or Navy Yard, its proximity to the DC Metro area, recent upgrades to Rte 210 and the Wilson Bridge make it a decent commute if you leave early enough  Traffic and crime are two major considerations when looking at Waldorf.
