I have developed some sceptisism towards "home run play" type of investments - buying farm land cheap in the path of development and the scoring big is financially appealing, but the idea  also strokes the ego; every investor loves a good turn arround story!

Obviously scaling faster is appealing, but I also don’t want to grow too fast and end up in a bad spot. 

I think there might be a value play here if you are in certain markets and appeal to more environmentally conscious renters.

As such, I would like to broaden my network and get to know other investors.My immediate goal is to eliminate my rent expense through house hacking as this process sounds the most appealing to me.

Go to a networking meeting, offer them 12% interest or $1000 interest minimum, something appealing to an investor.

I have a SFH that I purchased for 50K put around 6K of cosmetic rehab into it (paint & carpet was really all the interior needed did some landscaping myself for curb appeal) got the down payment of 10K from my 401K.

When he does this - it makes the deal seem much more appealing.

Privacy, sound barrier, and curb appeal all improved tenfold within those two days.

As you've probably seen, there are a lot of great resources here including the excellent BP podcasts.I'd recommend that you pick one strategy or niche that appeals to you most and focus on that.

While I love what I do, the ideal of being a wage slave for the rest of my life really isn't that appealing.
