You also may get a huge influx of workers (and visitors) during the peak times and they all need a place to stay.

Don't let it turn into a place you wouldn't let your mother visit or at least make sure it's not a place that would shame your family name.

I personally don't have much interest in Downtown but I can see how some visitors would.

I'm going to try and get to my local REI meeting, they have a "first time visitors pass, 2 meetings@$20 each" I've just been scouring the area looking for property that looks distressed, taking down the address and coming home to research it.
