The appliances look 5 years old in 1 years time ; are scratched up ; carpets were not in great shape to start but are very dirty / dis colored now.

To add some color - tenant is financially in good shape (or at least they were when I rented them the property) and I don't believe cash flow is an issue for them generally speaking.

As an aside about the sign ordinance:Here in San Pedro, I've counted at least 7 different VW Buses , with new paint jobs (each one a different color) advertising 1 hr massage for $ 35.00.

I can work with as little as a room shape and some rough dimensions, but if you have more specific dimensions, ideas on finishes/colors, etc I can get closer to what you want on an initial shot. 

When it comes to the floor, there are 7 different colors of tile and 4 rooms of carpet.

Another example was a small dent in a wall that didn't need to be filled in that I puttied anyway... then realized that was one of the few walls in the house that I wasn't going to repaint and I didn't have the original paint color.

If the potential buyer wants a color on the wall and not standard white that is there, then I paint it a color that they want.

An open vibrant office of like minded individuals can have incredible outcomes.

Before the crash, Las Vegas and Miami were considered very strong areas with vibrant economies.  

The colors are random right now....
