Much of my objection to such material is how they are presented as the cure for some ill, way to circumvent regulations, claims of success, as new and remarkable, "the secret of" and when they start saying "perfectly legal" watch out.

I have a problem with a so called wholesaler putting very little EM down on a low mls property to get it under contract without closing, and then remarked to their local REI meet up at 20k more than originally listed on mls.

I guess Paul was mentioning me as "Bill" and I say things closely to those remarks, I resemble those remarks LOL.IMO, no and NPN's isn't the best way to get into notes.Small seller financed notes carry deeper discounts due to poor underwriting by sellers, these folks get tired of collections and may be more motivated to sell.

What I think happened is that you made the remark not believing the tenant would take you seriously, kind of like "I'm gonna kill you" isn't literal unless you are Jeffrey Dahmer, and you figured you met the obligation by just making other arrangements (again), and the tenant saw it otherwise.
