If you haven't closed escrow yet, be prepared for the closing to run over.If you have closed escrow, you can now move at a leisurely pace and have plenty of time to clean the rental up spotless so that you will get your deposit back.Oh, as long as you don't like to follow the rules, just a heads up.... if you delay and need another extra week to move, you will have to give another 30 day notice and pay for an additional 30 days rent.

I found a niche in taking that liability off their hands and renting it to the resident population that couldn't figure out how to save $2,000.00 but could come up with $600 a month for rent....oh and flat screen TV's.

- would it be better to phrase this option as the tenants are being charged for the "use of the pre-installed wiring" in the rental (i installed internet, phone, and tv cables throughout the property in every room to appeal to renters)- if this is a sensible idea, it goes without saying that i would need an agreement/contract for tenants to sign: what important clauses should i make sure to include?
