All the lawns (both front and back) are small and modest (i.e. no flower beds, or complicated plantings - just mediocre lawn to mow).

If there are doing something illegal I would think they would not want the police coming by to catch them.Maybe put up a privacy fence or plant some trees to block the light and absorb some sound between the houses.If all else fails have your tenant start calling the police every time there is an issue in the middle of the night.

Note:  -The trees have been there for over 10 years-The trees are Crepe Myrtles (native to Texas)- They are well maintained- About 10 years ago they sent me a letter and when i pushed back they said they would be ok as long as i did not plant more and i maintained them (i can't find the ppwk)- There are other Crepe myrtles in the HOA park way areas less then 200 feet from my houseAny advise is appreciated

Your going to have to spend $3500-$5500 per residence to put in a septic system for each unit or an expensive sewage treatment plant with annual upkeep...either way it's all wasted money if the city puts in public utilities in 5 years
