The big difference between RE and stock is control and difficulty.

So I find myself in a situation where- as I learn more about BRRRR, am having difficulty in choosing what the best option is moving forward.

It is not what many try to sell and mislead you on its difficulty and the lying you'll have to do and keeping the truth from the Owner/seller by having and paying for 2 closings to keep your profit away from the owner who might be offended by your profit. 

I'm an expert in the optical industry, which is quickly losing demand due to the progression of technology and online sales. 

I am a flipper and noticed most of the new wholesalers have difficulty in estimating rehab cost.

Hey @Skyler Mckinney 👋 I love your passion for real estate.I live in Virginia Beach as well and something to consider in an area as established as ours is the difficulty you would run into selling a $300,000 house in a $150,000 neighborhood.

This have been difficult for me because I have not yet done a transaction, I’ve sold some homes as a Realtor, but I feel like with how appreciated our market is, the price I would pay for the 4 units would be higher than the rent (unless new paint, carpet, and appliances were added - then I could increase the rent)...my biggest area of difficulty though is the MATH.
