After the TDS is delivered to the buyer they have 3 days (if delivered in person) or 5 days (if mailed ) to cancel the contract The law does not tie the delivery of the TDS to the inspection.

This person has spent a significant amount of time working with us and I don't know how I feel about cutting ties with him.  

Is there a specific reason you're tied to a geographic area? 

Particularly someone who I could open a line of credit with to make it easier to fund the repairs on projects without tying up my cash.

Some are tied up with their personal businesses but knows they need to do it soon.

The "bad" thing is they are tied to market rates.

Maybe a small company not tied to NAR would work for your wife because then you’re not forced to join NAR at $500-600/year.

This situation doesn’t appear to need stronger word choices.

And I wouldn't want to tie up that capital for long periods of time as I'd be hoping to invest myself!

This is actually a sign of a growing stronger economy.I would suggest you shop around at different banks.
