It would be a good project for a custom builder, but I would think that the guys who are building big expensive houses would probably just want to buy the lot outright to keep more of the profit (understandably so). 

Hi @Jaudon Smith - I have had a huge increase in seller leads using a startup company that posts ads for folks looking for custom home valuations.

It was cumbersome and made us either cancel people if they instant booked or turning off instant book.Luckily RevMax, our pricing software (also owned by Streamline our PMS), we can add % rules on a price map with rules. 

A more streamlined approach, which still offers a significant degree of protection, would involve grouping properties by state under separate LLCs, as I did.As you delve deeper into real estate investment, you may also want to explore syndications and private placements.

Is there a reason that customers would book STR where you are? 

The ZenBusiness Premium package and the local attorney are the two options I'm most strongly considering, given that they offer the most comprehensive services.On one hand, ZenBusiness seems like a streamlined, cost-effective way to get things rolling, especially with the added features of the Premium package.

The biggest obstacle to overcome by far, is not so much that you need to find clients (although believe me, that's also difficult and is a constant effort until you're able to rely on referrals from past clients), but the customers you interact with need to trust you with their largest asset as a seller, and for one of the largest purchases they will make in their lives as a buyer. 

Assessing each lender's timeliness and quality of customer service is another benefit of prequalification.

I have deal with four different property management before but never have this kind of bad terms and customer service!!
