Unlike a 1031 exchange, it gives you more flexibility in timelines and reinvestment options:- You typically have two years (sometimes up to three) from the end of the tax year in which you receive the insurance payout to reinvest in a similar or related property.- There’s no requirement to go through a qualified intermediary, as with a 1031 exchange.3. 1031 Exchange: A 1031 exchange is also an option but is generally less favorable than a 1033 in involuntary situations.

One has been rented out for four years same tenants and the other one is newly acquired and have been trying to find the best platform to market it (furnished finder, Zillow, Airbnb, etc)Would the suggestions from the real estate investors be excessive or something to look into?

The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.
