Fix and Flips are different, you are running more of a product based business and needs to be tracked a different way, that one is more of 2 hours a month/flip to make sure we are classifying it correctly and tracking it as a project.

I know these aren't products on the shelf, but I have definitely seen off market quadplexes in North Miami with a cap rate of 6-7.5%+ turnkey. 3-5% is what SFH are renting for in this area, I have been looking at the inventory for a while.

Yes, most of our DSCR products do NOT have pre-payment penalties (as long as you are not refinancing AND had the house on the market in the last 6 months) and with 20% down would be the in mid's 7's assuming good credit/DSCR over 1.00 etc.
