The only downsides I’ll gripe about is the time it takesto get used to the move in process of adding a tenant (if you already have people) and that I don’t find it mobile phone friendly for doing a lot of work however short quick hit issues are great on the phone.

Overall, here are my thoughts: When it comes to a realtor: - Someone that at least owns rental properties- Treat a showing as an interview - sign a short term buyer / property specific agency agreement with them.

In my opinion, this area is a melting pot, there is low income, high income, and short term rentals all mixed together. 10-15 years ago, I wouldn't have gone to this area alone to work, but it has gotten a lot better and I have never felt unsafe while working in this area alone.

Find out what the going rate is for rent, increase it a bit for the shorter term and if they stay over 14 days, have a per day fee that escalates if they stay longer.They can always get short term rental to stay in and put their stuff in storage.I would NOT start any work until they are out.
