The only time they generally renew for 10 is if they have a sweetheart lease renewal or if the location is so good  they have monster sales over their nationals store average.Used to you could get Dollar Stores 3 to 4 years ago for an 8 to 9 cap and they had 2% annual rent bumps.

For people not familiar with Texas... the US 35 corridor is about important to Texas as New York City and the surrounding communities are the State of New York.At the moment, I most concerned about trade agreements because the President can pull out of them without going to Congress.If you want to talk about some of the other things he has mentioned...1) Deporting 11,000,000 people would put the housing market into freefall.2) Cutting the minimum wage would cause deflation at best and stagflation at worst.3) Putting the coal industry on life support at the expense of Wind, Solar, and Natural Gas will help a hand full of coal companies at the expense of the environment and electric utility customers.4) "Bringing back manufacturing" to the United States will be great for the few companies that make robots in the United States.5) Trade barriers will almost certainly have negative responses.

HI DEMAND for rentals up here in Watauga County and especially Boone proper because of the constantly growing monster that is App State.

My biggest fear with seperating utilities in both cases is if they don't pay, I get stuck with a monster water bill or with trash everywhere.

Hey Bp'ers ,    There are alot of lower income neighborhoods in my backyard ( not actually in my backyard but you get it) I have alot of oppertunities to be a cashflow monster with the lower entry price point.
