A few days later we began the shelter in place so I’ve been sitting tight waiting for this to play out for me to resume.  

This specific person had a great resume and decided to start his own business.

The listing agent, the broker, and the escrow agent need to go nuclear on the seller and get this done.

If you do mediocre job or don't have good standing/references/backup resume, etc., I will hire the next one that do have all that.

That's the nuclear option.The threat of that nuclear option may, or may not, be able to get you other concessions.

Unless you have a huge net worth, impeccable resume, and great reputation, allowing someone full fee simple ownership of a real property with little or no investment on their part is a formula for high default probability and the prospect of a huge loss.  

The property owner is saying that the carpet and walls had animal urine on them, and there is a persistent smell that just won't go away (tenants claimed they had dogs, but property manager believes they may have had a cat that they did not disclose).This is what the Property Manager has done to mitigate the smells thus far:1) Brought in ServPro to mitigate the smells2) Use "OdoBan" on all the walls3) Brought in their own Ozone cleanerThe Property Manager is recommending the "nuclear approach" and replacing all of the carpet, flooring and painting the walls, and we feel this is quite excessive, not to mention extremely expensive!

They have the lead free nuclear testing device.  

Relationships and getting along with people will take you much further in life than a "Fancy Resume"!
