It's a tricky situation to be in - good luck to you in getting a resolution!

There is more to selling the property than looking at a few comps.If you move forward with it w/o an agent, make sure you understand the "appraisal" dates and deadline under line 87 (section 3.1) in the Contract to Buy and Sell Real Estate, as that leaves the buyer a resolution or possible out if the appraisal comes in under ask price.Have the sellers share the comps they used to price it.Have the sellers pay for an appraisal before going under contract. 

In Oregon, zero unemployment and tons of people...but no housing so Im good but... they passed a resolution to build more housing...Dam!

He’s tired of dealing with her and the house, doesn’t see a resolution anytime soon and can probably use the money

Some of these online are posted in resolutions that are too low to discern details. 

Anyone else faced with this and found a resolution?

I suppose the value in the calculator is to see if a deal is remotely close to reaching the hurdles; if it is, then one can dig deeper to provide more resolution on the assumptions.

The system has a limit on the file size/resolution of profile photos.

I will post the solutions/resolutions etc once this issue gets resolved which I am trying my level best!
