I have a mixed bag of single-family up to 24 units here.

Just don't get caught holding the bag when it sinks. 

Aside from leaving 8 40 gallon bags of trash in his apartment, I figured it was better he was gone and I clean then have him in my house.

They would throw trash all over the property and cut garbage bags.

They must be coming to closing with a large bag of cash.

The young professionals are realizing A) that they can work from home like most modern jobs and B) If they are going to be limited they'd rather replace the Acme Bag Tumbleweeds and 670sf apartments with a clean back yard where their furry child can run around.  

tell seller to fix the issue or lower the price. he doesnt agree let the deal slide and let someone else hold that bag. no need to get a bad deal just to get a deal. its going to take you more then 8 years just to get that 50k back that you put into it the way i see that is you have 0 cash flow for 10 years and you better hope nothing goes wrong during those 8 years( very unlikely)

A month later his sister grabbed all his worldly possessions in a couple of Contractor trash bags & we flipped it for $42k.

Don’t be surprised if a host asks you to bag all your trash or run the dishwasher before you leave.
