I just posted about this issue as my Number 1 landlord hack.A ETF is not punishment and I disagree with Bill Gulley 's assertion that it is, it's a clause that allows the tenant to lock in and quantify their costs related to termination of their rental agreement with me.Re-leasing a property is not free.

The Fair Housing act states that it is unlawful to refuse to rent to a person because of that person's race, color, religion, sex, handicap, familial status, or national origin so I think you should be good.

If you are a glutton for punishment....then go work for an investor doing inside sales.....calling for dollars....negotiate with them for a piece of the action...1% of a deal for buy and hold investor or whatever % makes sense to you...so you build some income or capital.If you like commercial....go in as a research assistant...either building databases or creating presentations for them.
