The tenants' behavior is the seller's problem right now; the seller being greedy kept him from completing the eviction, and that greed has a price that devalues the property.But how is the tenant preventing inspection of the roof?

So we followed orders, I unintentionally ended up leaving my JansPort backpack inside of my friends vehicle in the passengers side which i always hold my wallet and other necessities that i refuse to fill up my pockets with to prevent overloaded pockets, so while we are standing in front of the cop car, the officer walked over to where I was (passengers side) of the vehicle searched and raised his hand in the air and said "Look what I found in the black Jan-Sport, a piece of marijuana" and I automatically rejected to the fact and said "thats impossible officer I have not had possession nor smoked marijuana in months if not longer and theres just no possible way you could of found that in there.

Yes, you need to have a few buyers lined up before you go start generating leads, and yes, you should know what your buyers want.But, in general, there is a profile for the motivated seller that we are searching for:1) Urgency - they want to sell fast for some reason2) Property Condition - there are repairs that are preventing them from selling quickly on the retail market (MLS)3) Price Range - most of your buyers will be looking for homes within a specific price range.4) Equity - they have at least 50% equity; without that, they are *not going to be able to accept a typical investor offer.

I'll have tenants pay water and garbage (both lienable utilities), but I am notified if (as soon as) they are not paid in order to prevent a lien.
