ben, i was not thinking of a larger/multi property. i was thinking in the box - low balling the next house since i would be paying cash for it (use the 70k of it for asking of around 85k).but that's a great idea. the only issue i see is that ~4plex is around $250k and i will have just enough for the downpayment. anything larger than a 6 would be commercial and they want 40% down, right?
