@Daniel Beaulieu in most jurisdictions, at foreclosure, if the FTL is JUNIOR in time to the foreclosing mortgage/security deed/deed of trust, the settlement agent/title company is required to provide the IRS formal notice of the pending foreclosure.

I also live in woodhaven and bought in Woodhaven (by the park) and currently every house I walk past has a sale pending sign.

I would not market the property until you are out of this one, though, at least not openly on MLS, unless you disclose it's currently pending and any offer would be a back-up.

Also anytime i go to my county clerks office they call it a lis pendins, which is obviously latin for pending.
