Another important factor is what bank services the loan(some require submittals through Equator) who owns the loans, is it Freddie, Fannie, FHA, does the investor participate in HAFA, etc.

When I typed your initial and last name, I was given some threads where you posted, and from there the point Joshua Dorkin mentioned comes into play; beneath the user's avatar icon there is a link showing a number and the word "posts" - if you click that you see all the threads where that user participated.
