Because it doesn't matter how much you get on a PA if it can't appraise. 

It would be possible in other ways like a lot of hot client leads but anything other than that will probably be specific to what that agent needs.

(An LLC can be converted into in S-corporation.)In order for this to be a sale, you need to get paid its current FMV by your S-corp.

The biggest question you need to ask yourself is if you are doing this to afford a property you otherwise couldn’t afford or to save money period, that will lead to very different conclusions about where/if to buy.
