As an active duty military member, I am particularly interested in purchasing a small multi-family property by way of the VA loan, but I am open to other property types and financing strategies, so long as the long-term cash flow numbers make sense. 

Also, I've seen a lot of active duty military members purchase properties in each area they live, rent it out to fellow military members when they are deployed or stationed elsewhere, and repeat.

I recently told my wife that I do not want to work a 9-5 when I retire from the military, especially after 20 plus years of military life.

Most military members (and most people in general) don't have 40-50k liquid to put down a big EMD like that, but that's a great tactic for folks that do.
