But I do know that people often spend thousands on a beach house for the week, and depending on its proximity to the water, will pay even more. 

In the summer, we literally pay landscapers hundreds of thousands of dollars and they get the winters off.

Look:The reason you need to do more to make it "work" is because:The success rate of that strategy is SO DARN LOW that you need to send THOUSANDS of mailers, calls, or texts to COMPENSATE for the low performance of that strategy.So in other words...Because it does NOT work, you need to do a LOT of it, to compensate for the fact that it  does NOT work, to get a deal... so you conclude..

Even if I were found guilty, the cost would be in the thousands, not in the millions.

FYI if you actually read through just this thread you'd see I literally laid out the math on a real world property and comparison of the two.

I have literally zero collections issues at the place I’m adding on.

So without my knowledge, I bought a turnkey property with a tenant that wasn't paying (never paid), I had to evict them (pay for the eviction), I had to pay for the turnover cost which was thousands of dollars, and I've been lied to by at least the property manager that came with property within 2 months of signing on the property (August).So I got everything fixed, the PM wanted to get the property rent ready.

My realtor and I literally drove around and found at least 8 facilities in a 10 mile area....all were at capacity with waiting lists, and none were interested in selling.

I'm a beginner in this game and I'm literally learning all about wholesaling on my own.
