When you're on a temporary visa, especially without a clear path to permanent residency, the risk involved can be substantial—both financially and legally.

I have a property under contract with a house hacker for $50K under list and I just showed why.

Now, each lease will be unique, so you can't apply this across all commercial leases, but commonly, LL is responsible for exterior and structural components, while tenant is reponsible for any interior items.How to best explain this: honestly, I would request the tenants have their own legal counsel review their respective leases.  

They sign the contract, hoping to find a buyer willing to take it on.Instead, go in with a maximum offer in mind from the start.

Is it legal for these officers to try to get inside my property?

In order to legally use the basement as a bedroom for you or someone else, the basement needs to have egress windows with a ladder to get out.
