How are you funding this and how did you arrive at the holding costs figure?

Also, I'm in the south, so I'm also concerned that doing so would make the backyard even hotter in the hot summers and less attractive to spend time outside.

We have a handyman on retainer that is always available to fix any issues before the next guests arrive.

As long as they adhere to the rules your money will always arrive on time.

If the tenant is there and you need more support behind your arrival you can provide notice and then come by with a police escort to hopefully impress upon the tenant that you do have the right to require access.

However, as it was literally just hours before the Sheriff was scheduled to arrive, I could not cancel the movers I hired. 

Will they take it for granted when the gift basket of fruit arrives year after year, or the grocery store gift certificate is hand delivered every Thanksgiving?
