@Collin StewartSince you're PCSing to Columbia, SC, and have VA loan entitlement remaining, house hacking a small multifamily with a VA loan is a strong option since it requires zero down.

You don’t have to use it like short-term debt—you can pull from it strategically and pay it back at your own pace.

I always have a mix of flips and rentals going on (LTR, MTR, STR).

Do this before rent just stops, and you're a worse situation.

Renovations were mostly cosmetic but included a new roof, windows, siding, front and back porch and patio, new flooring, paint, kitchen, bathrooms, fixtures.

These houses often have a lot of unknown "demons" versus something that is fully open has less surprises and can actually be less of a project.  

What a lot of people end up doing, and sadly I'm prone to this as well, is they spend way more time learning then they need to in order to get their first deal done.
