As many have mentioned already, I would not do an out of state deal as my first deal.

I live in Seaford, NY and have been searching for areas outside of LI to do my next deal.

Now, you need to figure out how to find deals and pay for them.

Each corporation runs differently so some are easy to deal with and some not so much.

At this point, I'm not so concerned about achieving that exactly, but if my REI journey takes me there on my way to (or even after) financial freedom, then I'm all for it.There's still some work to do to prepare financially for "the first deal" and that moment legitimately appears to be about 2 years away. 

Start small with manageable deals, educate yourself continuously, and build a strong network and team to support your growth.

This might sound silly, but an old fashioned spreadsheet if you only have a deal or two.

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

Zip codes are often too big and you'll be dealing with nuance at that level.

THEN you have to support yourself while you are working on your first deal.
