If you host it during the evening, most not too busy restaurant would probably let you use the space for free, in exchange of attendees purchasing food & drink.

Great town lots of history and great food. downtown area is pretty clean and people are for the most part very hospitable.

I would say it’s more like a food chain.....

Not say it’s not a good investment but you have to find a way to put food on the table while you wait and you have to get that big initial capital.

The hard money/private lender will want to see that your buying the property at a discount to ensure safety on his end and the less the discount the more money he will want you to put down.

That said, safety of your tenants should be of your utmost concern.

It seems as though you have developed a great strategy of handling these types of tenants, but with this being our first rental property (and me being a 5'1 female against these two), there's no way I could chance my safety. 

I doubt you will be able to ban the use of grease inside your home, since grease is in many different foods.
